THE DESIGN PROCESS:
1. DESIGN CONSULTATION (PRE-DESIGN)
1 - 2 hour on-site or virtual design consultation with the client reviewing project scope requested by client. This can include reviewing site measurements, suggestions for layout, furniture, materials and color schemes and providing professional general design advice on specific issues addressed by client.
After the design consultation, an interior design project proposal fee is sent to the client to begin the design project.
Client may choose to book this design consultation service solely or opt to have full interior design service process. Interior design services can be booked for concept design and drawings package only OR full interior design scope of services from design concept to project completion per client preference and designer availability.

2. PROGRAMMING AND SCHEMATIC DESIGN
Here we establish design goals, collect data, uncover and test concepts, determine needs and state the problem to develop a design program for the project and begin preparing schematic design once programming is complete.
Schematic design includes basic studies and drawings of spatial analysis and preparing a concept design moodboard and presentation ideas. Schematic design can also include 3D renderings, virtual reality and 3D walkthroughs if requested by client.
3. DESIGN DEVELOPMENT
This phase deals with space planning drawings and design documentation and coordination of architectural, structural, mechanical and electrical systems; equipment layouts and all related site development.
Design drawings and concept are further developed in this phase.
4. CONSTRUCTION DOCUMENTS
This phase transforms the design development documents into a set of detailed document with detailed construction drawings and detail materials and building systems specifications which contractors will refer to when constructing the design project. Drawings are drawn in accordance with local building code and other project necessary code regulations.
This document is required to obtaining necessary building permits by the city for construction where applicable.
5. BIDDING (TENDER) & PROCUREMENT
Project drawings are sent out to contractors for tender, which contractors bid and client awards the project to preferred available contractors.
Procurement refers to procuring material, finishes, furniture and equipment for the project construction.
6. CONSTRUCTION ADMINISTRATION & PROJECT ADMINISTRATION
Interior designer will be in contact with contractor and client, and work as project manager to ensure design is constructed per design and construction timeline on site, conducting site visits throughout the project timeline. Sometimes further design changes will have to be done depending on new site conditions/challenges or supply chain issues.
7. PROJECT DELIVERY & HANDOVER
Once construction and furniture, finishes and equipment install has been complete and all construction deficiencies are corrected on site, the project is now ready for move-in and handed over to the client for occupancy.
